1. An important step is to go to your bank or lending institution and go through the process to be “pre-approved” for buying a home. Being pre-qualified gives you a price rang of homes you can afford. Your bank may even have an online application for this.
2. When you buy a new home directly from the builder another tip might be to find out what you can about the builder. The area Chamber of Commerce, Home Builders Association and the Better Business Bureau are a few places to check. You may also want to ask the builder for references.
3. New homes often have inspections several times during the building process. The inspections vary (even if a permit is required) considerably based on the city or county you are looking to buy in. It may be helpful to inquire into the type of inspections, if any, that have been done to the home you would like to buy.
4. When buying a new home directly from the builder you are welcome to bring a Realtor or Transaction Broker into the sale of the home. You will need to negotiate the Realtor or Transaction Broker’s fee with them yourself.
